Lettora | Flutter Tenant Portal App with Laravel Admin

Give your tenants an app they actually open: a rent book that shows what was paid and what is still owed, repairs reported with photos and followed to fixed, and a notice board for the building, with a Laravel admin that runs all of it. 14 finished screens, light and dark themes, GetX architecture, offline documentation and a one-page product website ready to publish.

Demo Instructions

The sign-in screen arrives prefilled with tenant@lettora.app / demo1234, or tap Continue with the sample tenancy. Demo mode is on out of the box, so a year of rent lines, six repair requests with photos and the building’s notice board are all there the moment the preview opens. The admin’s demo login is admin@lettora.app / admin1234.

The lease on one card

Home opens on a photo of the building with a coral door card pressed over it: the flat, the date the lease runs to, the rent and its day, and the deposit held. Under it sit the next rent, the open repairs and the latest notice, each one tap from its own screen.

Every month on one ruled line

What was due, what the landlord recorded, and the balance carried down the margin. The current month is bold; a late or part paid line changes its words, never its fill.

A repair you can follow to fixed

Every request is a pipe with a flange at each step. The landlord moves it from the admin, the tenant sees the visit window and confirms the fix, and every note and photo stays on the line.

A category, a few words, three photos

The report form asks what kind of thing it is, a short title, what is wrong, and whether the landlord may enter while the tenant is out. Photos come from the camera or the library.

Building news, pinned on top

The landlord posts from the admin and every tenant in the building sees it on Home and on the board, with a count of what is new since they last looked.

Both themes from one color file

Every hue is a token in one Dart file, in three grades, and a test measures each text and fill pair. Tenants follow the phone or pick a theme in Settings.

Built for developers

• Clean GetX architecture: View, Controller, Repository, Model, with the demo transport swapped in at the HTTP layer so every screen above it is the same code in both modes.
• Swap in your API without touching a screen: set the server address in one file, at build time, or from Settings, and the sign-in screen really does post to the endpoint the documentation names.
• Six runtime dependencies: get, dio, flutter_secure_storage, url_launcher, image_picker and cupertino_icons, which is why it compiles on a wide range of Flutter versions.
• One color file: every color in the app is defined once, in three grades per hue, and a test measures the contrast of every text and fill pair.
• Laravel admin included: a ready back end with a Filament admin panel in backend/, with its own installer and deployment guide.

What you get: full Flutter source code, offline HTML documentation (29 chapters, 38 screenshots and two interaction recordings), the Laravel back end with its own deployment guide and 112 tests, the one-page product website, light and dark themes, 14 sample photographs with their license list, and both fonts bundled under the SIL Open Font License.

Laravel back end included

The download ships a Laravel 13 back end with a Filament admin (backend/): units and leases, rent lines generated from each lease’s rent day with one button, a Rent desk page to record full or part payments as they arrive, repair requests with photos, visit windows and a reply thread, a notice board that emails tenants when you post, all behind a Sanctum-protected REST API of 15 routes. Point the app at it with one setting and the same repositories talk to it. Deployment needs PHP 8.4 or newer, or Docker; an installer, a Docker compose file and a deployment guide with a section for people who do not use a terminal are all in the folder.

Landing page included

The download ships a one-page product website for your app (landing/): hero with two phone mock-ups, three feature tiles, a swipeable screen gallery, FAQ and store buttons, already set in the same colors and typefaces as the app and filled with its real screenshots. It is a single self-contained HTML file with no frameworks and no external requests, so you can put it on any static host in a minute and replace the copy and store links from the marked spots.

Notes

Lettora serves one landlord with one admin. Rent is recorded by the landlord on the Rent desk when it arrives, and the app shows it; a payment provider is not wired in this version. Repair visits are booked by the landlord in the admin, so contractors work from the visit window rather than an account of their own.

Notifications go out by email from the back end; push notifications are not included. Without a server the app runs in demo mode on the bundled sample tenancy; connect the included back end when you deploy it. The sample building, tenants and requests are fictional, and the fourteen sample photographs are from Pexels under the Pexels license, listed in LICENSES.txt; replace them before launch. Figma or Sketch source files are not included; the interface is defined in the Dart source.

Third-party services and external costs: running the included back end needs hosting of your own with PHP 8.4 or newer, or a Docker host with at least 2 GB of memory, and an SMTP service if you want the emails to go out. Connecting either half to live services such as hosting, mail or payment providers will involve those third-party services, which will incur their own separate costs and are not part of this item.
